Renovating or Demolishing in NSW? The Power Disconnection Rules

Every knock-down rebuild, second-storey addition and major renovation runs into the same early question: what happens to the power? The NSW Service and Installation Rules set the answer — the service connection must be properly disconnected or protected before work starts, and that work sits squarely with a Level 2 ASP.

Demolition: Permanent Disconnection First

Before a building comes down, the electrical service must be permanently disconnected — removed back to the network, not just switched off at the main switch. A machine operator finding a live service cable mid-demolition is exactly the scenario the rules exist to prevent.

Disconnection is performed by a Level 2 ASP in consultation with your distributor's procedures, and demolition sites themselves must comply with the construction wiring standard (AS/NZS 3012). Your demolisher will typically require an electrical disconnection certificate before starting.

Renovations: Temporary Disconnection or Tie-Back

For renovations that keep the house, the options are a temporary disconnection (power off while the risky work happens, reconnected after) or relocating/raising the service so it stays clear of the work — scaffolding, roof replacement and cladding jobs near the point of attachment are the classic triggers.

Remember the clearance rules keep applying after the build: a new deck, raised roofline or carport can drop the line below its legal minimum heights, which usually means moving the point of attachment as part of the project.

The Pool Rule Most People Don't Know

Adding a pool? The rules flatly prohibit an overhead service or unprotected aerial consumer mains from crossing a swimming pool zone as defined in the wiring rules. If the planned pool sits under or near the wire's path, the service has to be re-routed — often the tipping point for going underground.

Pool and spa zones are also on the list of unsuitable locations for service equipment, so meter and switchboard positions can be affected too.
